Turnkey Landscaping: From Design to Maintenance

By Rajput Farms · 2026-10-31

Turnkey landscaping means one contractor takes a landscape project from site survey and design through hardscape, soil work, planting, irrigation and lighting to a finished, handed-over site, and often maintains it afterwards. The client deals with one team, one schedule and one point of responsibility instead of several separate vendors.

What turnkey landscaping means

In a turnkey project, the owner describes what they want and approves the design and budget, and the contractor handles everything else until the site is ready to use. The word comes from the idea of handing over a finished site: the owner "turns the key" and moves in.

The alternative is splitting the work: an architect draws the plan, a civil contractor builds paths and walls, a nursery supplies plants, a plumber lays irrigation and a gardener maintains it. That can work, but the owner or their site engineer has to coordinate every handover between vendors. Gaps between those handovers, such as irrigation pipes laid after the paving or plants delivered before the soil is ready, are where most delays and disputes start.

Turnkey landscaping suits factories, offices, hotels, institutions, housing societies and farmhouses where the owner wants a finished result without managing several trades.

The landscape project process, stage by stage

A typical design-to-maintenance landscaping project moves through the stages below. The order can shift on site, but skipping a stage usually costs more later.

1. Brief and site survey

The contractor visits the site and records its area, levels, soil, existing trees, drainage, water source, sun and shade, access for vehicles, and any services under the ground. The owner explains how the space will be used: daily footfall, events, security, budget range and how much upkeep they can support. A good survey prevents most later surprises.

2. Concept and detailed design

The concept shows the broad layout: lawns, paths, planting zones, seating, water features and parking. Once approved, it becomes a detailed design with a planting plan, hardscape drawings, an irrigation layout, a lighting plan and a bill of quantities. See our landscape planning and landscape design pages for how this stage is handled.

3. Estimate, schedule and agreement

The bill of quantities turns into a written estimate and a project schedule. This is the point to fix the scope in writing: what is included, what counts as extra, who supplies water and power on site, payment stages, and what the defects and plant-replacement terms are.

4. Site preparation and soil work

Clearing, rough grading, drainage lines and soil improvement come first. Poor soil is the most common reason new planting struggles, so the soil plan matters as much as the plant list.

5. Hardscape and services

Paths, kerbs, steps, walls, planter boxes, pergolas and water features are built next, together with the irrigation mains, sleeves under paving and cabling for garden lighting. Laying services before finishing the hard surfaces saves breaking new paving later.

6. Plant supply and planting

Trees go in first, then shrubs, groundcovers and finally the lawn. Plant quality and timing decide how fast the site looks finished. Our guide to landscape plant procurement explains how to source nursery stock for larger projects, and the landscape plant supply, plant installation and lawn installation pages cover those services.

7. Irrigation and lighting commissioning

Drip lines, sprinklers and controllers are tested zone by zone, and the watering schedule is set for the season. Lighting is tested at night. Read more on our garden irrigation page.

8. Handover

At handover, the owner and contractor walk the site together and list any snags. A good handover pack includes as-built drawings, the irrigation layout and valve locations, the plant list, a watering and care schedule, and the terms for plant replacement during the establishment period.

9. Maintenance

New landscapes need the most care in their first year. Many owners continue with the same contractor under a landscape AMC so that the team that built the site also looks after it. For what a maintenance plan should include, see our guide to commercial landscape maintenance.

Turnkey vs separate contractors

Where turnkey helps

  • One point of responsibility. If a plant dies because of a drainage or irrigation fault, there is no argument about whose fault it was.
  • Better sequencing. The same team plans civil work, services and planting in the right order.
  • Clearer budgeting. One estimate covers the whole scope, so it is easier to compare options and control changes.
  • Less coordination work for the owner's staff.

What to watch

  • Scope clarity. A turnkey contract is only as good as its written scope. Vague lines such as "complete landscaping" invite disputes later.
  • Design independence. If you want a separate designer, agree early how the designer and the turnkey contractor will work together.
  • Single-vendor risk. Check the contractor's past projects and capacity before handing over the whole job.

Questions to ask before you sign

  • Which stages are included, from survey to maintenance, and which are excluded?
  • Who prepares the drawings, and will you get as-built drawings at handover?
  • Where will the plants come from, and what sizes are specified?
  • What is the plant-replacement or defects period, and what does it cover?
  • How is the work scheduled, and how are changes and extra items priced?
  • Is a maintenance contract offered after handover, and what does it include?
  • Can you see completed projects of a similar type?

Frequently asked questions

What does turnkey landscaping include?

It usually covers site survey, design, estimate, site preparation, hardscape, irrigation, lighting, plant supply, planting, lawn work and handover. Many contracts also include a maintenance period. The exact scope should be written into the agreement.

Is turnkey landscaping more expensive than hiring separate contractors?

Not necessarily. The contractor charges for coordination, but owners often save on rework, delays and gaps between vendors. Compare the full scope, not just line-item rates, and ask for a clear list of exclusions.

How long does a turnkey landscaping project take?

It depends on site size, hardscape work, plant availability and the season. Small gardens can take weeks; large commercial or institutional sites take longer. Ask the contractor for a stage-wise schedule after the site survey.

What should a landscaping handover include?

A joint site walk, a snag list, as-built drawings, the irrigation layout and valve locations, the plant list, a care and watering schedule, and written plant-replacement terms for the establishment period.

Does Rajput Farms offer design-to-maintenance landscaping?
